The Washington Housing Conservancy mission is to preserve housing stability and promote economic opportunities for our residents. We accomplish our mission through implementing our social impact strategy, and social impact is all about the difference we make in people’s lives. Big or small actions can shape communities in positive ways, but they can also have negative effects if we’re not mindful. WHC is intentional about our social impact work – what we do and how it affects others. And a strong partnership with property management is critical to meeting our mission.  

At WHC, all of our staff are dedicated to social impact, starting with the Board and senior leadership. We also have dedicated staff – the Social Impact Coordinators and Social Impact Program Manager – to implement our mission of uplifting residents with our core strategies of community building, placemaking, economic mobility, and supporting inclusive property management at each of our communities. Our social impact coordinators are the heartbeat of WHC and they have made an outsized impact on the well-being of our residents. In less than a year, the social impact coordinators have held over 100 events including holiday parties, backpack and supply giveaways, and community spirit days. There have been movie and game nights, kid playgroups and coffee chats with residents. The events are fantastic for spirit and fun, but they also act as entry points for deeper engagement and community building.  

Another essential partner in the work is property management, WHC contracts with three different property management companies across our portfolio. From the maintenance workers to the front desk staff and leasing office agents, property management interacts with residents every day. Property management is on the front lines. WHC encourages property management to prioritize resident retention and uplift resident voices, treating all our residents with respect and dignity. We have named this Inclusive Property Management, and while this seems like it should be a given, property management is often more transactional than it is relationship driven. For WHC, property management is not just maintaining buildings, it fosters stability, trust, and connection. From ensuring safe, well-maintained homes to supporting residents with resources and responsiveness, their role directly shapes the day-to-day experience of every individual and family at our properties. 

WHC has developed a robust inclusive property management training series to help our property management partners understand and become more comfortable with leaning into community building, placemaking and fostering deeper connections with residents. We are also beginning to implement our inclusive property management training beyond WHC owned properties. 

Late last month, WHC gathered with our three property management partners for an all-day Social Impact Partnership Summit. Property management staff from all our WHC properties engaged in a series of discussions and workshops, designed to inspire and train our property management partners in how and why WHC focuses on social impact and what it means to do more than maintain buildings and collect rent. There were over 50 participants, from all property management partners and at every level of the organizations – from C-Suite through all staff lines. Throughout the Summit, we focused on what it means to strengthen partnership across properties in order to better support residents. We also had the opportunity to share a snapshot of progress across the portfolio—from increased resident engagement to growing resident leadership and stronger collaboration across teams. These outcomes reflect the work happening every day at WHC sites.  

Also at the Summit, WHC formally kicked off the Social Impact Recognition Awards. The awards were created to recognize WHC’s property management partners who stand out on the pillars of Leadership, Impact in Action, Resident Engagement & Inclusion, and Collaboration & Partnership. For each quarter, the social impact coordinators will nominate one recipient per property for a Social Impact Catalyst award. The awardee receives a $300 gift to acknowledge them for their dedication and hard work. Annually, from all the awardees, one Champion of the Year will be selected and awarded $1,000. The awards are just a small opportunity for us to recognize the amazing property management staff we have across our portfolio.  

When property management embraces a social impact mindset, apartment communities transform into supportive ecosystems. It’s about seeing residents not just as tenants, but as neighbors, contributors, and individuals. Thriving communities don’t happen by accident. They are intentionally cultivated with consistent, compassionate communication at every level, thoughtful resident engagement programs, and safe, clean, and dignified living spaces. When social impact and supportive, inclusive property management are embedded in affordable housing, the ripple effects are powerful.
